No Asset-Based Fees

Unlike most firms, we do not charge our clients fees for acquisition, disposition, or other asset-based fees. Because we invest alongside our clients in each and every property, our interests are aligned. We only make money after you make money. And we only make money if the project makes money.  Our fee model is based on simple and straightforward profit sharing.

TRANSPARENCY & ACCESS

ICG clients receive regular and ongoing access to financials and property performance. Transparent reports and distributions are delivered directly to our investors each quarter, and our investors are welcome to join us on site at any stage in the process.  If you have questions, no problem. ICG’s principals are based in Los Angeles and are always available to talk to or meet with investors, either in our Encino office or at one of our properties.


Direct Ownership

ICG is not a REIT or a fund manager. With ICG, you own the property. Our investors receive all the benefits of direct equity ownership and corporate protections in a security structure compliant with the California Department of Corporations and the U.S. Securities & Exchange Commission:

  • Full participation in any cash flow income, tax-free income from refinance, and appreciation

  • All income tax shelter benefits reserved for owners, including depreciation, interest and operating expense write-offs.

  • Reduced capital gains rates, and full participation in tax-deferred exchanges upon sale

IRA & 401 K Qualified

ICG investments qualify for IRA and 401k retirement funds. By using a self-directed Individual Retirement Account, investors can add real estate to their investment portfolios and grow their investments tax-deferred.
