We focus on neglected and underperforming markets poised for renewal and redevelopment. We target buildings with in-place cash flows that will be increased by repositioning the asset. This means making physical improvements such as installing new cabinets and fixtures in kitchens and bathrooms, reconfiguring units to maximize usable space, sprucing up the façade and lobby, upgrading landscaping, revamping outdoor common spaces and more. Improving the physical structure of a building not only increases rents, but reduces operating expenses and attracts better tenants. Higher rents + lower expenses = increased net income and higher property values. This proven strategy has consistently shown our investors above-average returns.

In 2013, he founded ICG to create a simple and straightforward system based on his proven model to help more people directly participate in real estate investing.
Hooman oversees ICG’s entire portfolio of multifamily properties and directs his team through all aspects of property analysis, acquisition, financing, equity placement, construction and repositioning, and dispositions. He is a recognized expert in the commercial and investment real estate industry with a CCIM designation and is a licensed California Real Estate Broker. He has managed and advised on the repositioning of hundreds of apartment units across Southern California.
